In August, Ottawa’s new-home market saw a total of 464 sales, marking a rise of 55.2 per cent compared to the 299 sales from August 2025.
This figure also represents a 9.7 per cent increase from July, where there were 423 new homes sold, according to the latest Ottawa New Home Sales Report provided by the Greater Ottawa Home Builders’ Association (GOHBA) and PMA Brethour Realty Group.
For the year so far, total sales hit 3,557 through August, which is a substantial increase of 50.4 per cent from last year’s total of 2,365 during the same timeframe.
Jason Burggraaf, executive director of GOHBA, mentioned that the mix of sales indicates that affordability continues to play a key role in buyer choices.
“August’s sales show that demand for new homes remains strong, but affordability is clearly shaping what buyers choose,” Burggraaf said. “With townhomes and condominium townhomes making up well over half of sales, buyers are gravitating toward more attainable housing options.
“Governments need to ensure that the way we fund growth doesn’t add costs that put those homes further out of reach.”
Townhomes represented 46 per cent of the new-home sales in August while condominium townhomes made up 19 per cent-up from eight per cent in July. Together, these two categories accounted for 65 per cent of all sales.
Single-detached homes comprised 34 per cent of the sales, with condominium apartments representing just one per cent.
The west end led with the largest share at 40 per cent for August’s sales followed closely by the south at 36 per cent. The east accounted for 20 per cent and Central Ottawa made up five per cent.
The figures for August suggest an ongoing rise in new-home sales compared to last year while highlighting that townhomes and condominium townhomes are popular choices in today’s market.
