New church coming to Cranberry Road

Tillsonburg council has approved plans for a new Hope Reformed Church within the town limits.

Councillors decided to rezone a vacant lot at 20 Cranberry Road from ‘low density residential’ to ‘community facility’ during a meeting on Monday night. This change will allow for the development of a new church, although no construction is set to begin right now. The land was previously owned by the Thames Valley District School Board and will be divided, with one part changing from ‘future development zone (FD)’ to ‘major institutional zone (IN2)’.

The proposed church will cover about 14,000 square feet and will hold services every Sunday along with smaller events throughout the week.

A report from Amy Hartley, the development planner, mentioned that the existing arterial road can handle the slight increase in traffic expected from this development. Water and sewage services are being installed as part of the Cranberry Road reconstruction project.

The church will take care of any costs related to service installation and drainage systems.

No objections were raised by the Town of Tillsonburg Fire Department, Tillsonburg Hydro, or Canada Post.

Harley pointed out that one letter opposing the project was sent to staff stating that a church is “not in the best interest of the neighbourhood.”

“The proposed re-designation of a portion of the subject lands from low density residential to community facility is considered appropriate to accommodate an institution to meet existing and future social service needs,” Hartley’s report said. “The proposal is in keeping with the policies of the community facility designation. The proposed use is permitted in the community facility designation, and the proposed development is located on an arterial road (Cranberry Road).”

“We’ve been working on this for well over a year,” said Theo Bouwheer, a member of the church. “There’s a fair amount involved in it so we’re happy we’re at this stage.”

Deadline extended for Dereham subdivision

Tillsonburg Council has extended its draft plan approval for a subdivision near Martin St. and Braun Ave.

The draft plan – which includes 315 lots for single-family homes and/or townhouses – was initially approved in April 2023 for medium-density housing. This development on Concession 10 (Dereham) would include five new local streets along with extending Martin Street, Braun Avenue, and Mallard Avenue.

The extension was requested so Lindprop Corporation could have enough time to submit detailed designs for their project.

So far, Lindprop hasn’t provided engineering designs for these lands yet. They asked for two more years but received just one extension from council based on staff recommendations.

“Other draft plans of subdivisions in Tillsonburg that were granted around that same time have either submitted engineering drawings for review or have registered at least an initial phase of their developments,” said a report by Amy Hartley, development planner with Community Planning.

“Allowing these lands to remain conditionally committed without progress towards final registration will limit Tillsonburg’s ability to approve other developments or projects needing servicing capacity.”
