June 23, 2026 by Anthony Teles 859 New High-Rise Project at Aldershot GO Station A Step 1 submission has been made for a Transit Oriented Community (TOC), which is a mixed-use redevelopment planned on Metrolinx-owned lands adjacent to the Aldershot GO station in Burlington. Designed by WW+P for Infrastructure Ontario, this proposal includes six towers that will range from 30 to 48 storeys. This development is part of the Aldershot GO Major Transit Station Area (MTSA) and aims to bring the tallest buildings currently proposed in the Aldershot region. The total land area measures about 5.3 hectares, though the development focuses on a 4.2-hectare section after excluding a stormwater management block at the northwest corner that will be transferred separately to the City. The site at 119 Masonry Court is situated east of Waterdown Road and north of Masonry Court, directly south of the Lakeshore West rail corridor and west of the commuter parking lot for the GO station. Surrounding developments reflect the area’s shift towards higher-density construction. This submission marks the first official planning phase for this project, with additional municipal, stakeholder, and public consultations expected as the TOC process advances. The master plan divides the site into four development blocks that can be constructed independently over time. Six mixed-use towers are proposed: two will stand at 30 storeys rising to 103.53m, two others will reach 40 storeys at 133.88m, and another pair will rise up to 48 storeys at 157.88m. The tallest structures are planned closest to both the rail corridor and GO/VIA station. Podiums will vary between six to twelve storeys high, with taller podium elements concentrated along the northern end of the site. Each tower’s floor plate is expected to be about 790m², maintaining minimum separation distances of 25m throughout. Across this location, developers aim to provide a total of 2,713 residential units within approximately 222,665m² of Gross Floor Area-comprising around 220,610m² dedicated to residential use and an additional 2,055m² allocated for retail and commercial activities. The mix includes an estimated count of: 1,639 one-bedroom units, 780 two-bedroom units, and 294 three-bedroom units. The project is anticipated to achieve a Floor Space Index of around 5.26 with retail and service-commercial spaces primarily located at street level along Masonry Court and internal roadways. Amenities offered would include about 7,978m² of indoor space alongside 3,063m² outdoor areas as well. Each of the two tallest towers (48-storey ones) would feature five elevators while four elevators would service each of the remaining four towers. Depending on specific buildings’ designs, the ratios could vary from roughly one elevator per every 91 to 112 units necessitating higher speed motors where needed in order to ensure prompt service response times. The public realm design includes plans for a new public park spanning around 5,287m² at the northwest corner. Additional green spaces would be scattered across this development in landscaped courtyards or gathering spots between groups of towers complemented by a linear greenway along its southern edge. Beneath ground level, three tiers of underground parking are set up with space for 1, 287 vehicles- including 1, 151 resident slots plus 136 visitor spots. Cycling facilities are also part of plans featuring 1, 357 long-term bike racks alongside 272 short-term spots plus eight non-residential areas as well as dedicated space for GO commuters numbering up to 64. In addition, a new access point connecting directly onto station grounds has been suggested along with support from various transportation services including GO Train, GO Bus, Burlington Transit, Hamilton Street Railway, and VIA Rail operating out from this station. Future transit enhancements nearby consist mainly around Bus Rapid Transit routes proposed along Plains Road. Existing cycling routes linking Waterdown Road through Lasalle Park Road extending towards parts affecting Plains Road enhance connections toward broader biking networks such as Waterfront Trail or Happy Valley Trail.
