A new forecast suggests the Town of Tillsonburg is set for major growth in the coming three decades.

The Town of Tillsonburg will experience significant growth over the next three decades, according to a recently forecast.

Recently, representatives from Bradley Post, Watson & Associates shared their findings with the town council regarding County Growth Forecasts and Land Needs Analysis applicable to all towns in Oxford County.

The analysis shows a community that’s rapidly expanding and will require up to 613 acres of land ready for development over the next 55 years.

“Within Tillsonburg, there’s already a shortfall of commercial lands to accommodate the existing population base, and with the additional growth, we’ll need more lands to accommodate residential and commercial uses,” said Jamie Cook, a member of the firm.

“There is a need to look at the results of this study in a timely manner.”

The report indicates that Oxford County’s population is expected to hit 223,600 by 2061, growing at an annual rate of 1.6 percent. Tillsonburg is predicted to grow at a similar pace. In 2021, its population was around 18,800 and is projected to rise to 24,300 in 2031, reaching about 30,000 by 2041, then hitting approximately 35,000 in 2051 and finally around 40,000 by 2061.

“Woodstock, Ingersoll and Tillsonburg have a higher upward adjustment for other uses that support residential areas which typically need more space for parks as well as commercial and institutional needs,” stated the report. “It’s essential that while housing lots are becoming smaller on average; enough parkland and non-residential lands are allocated to develop complete communities.”

Cook mentioned that since about 2015 there has been a “significant rebound” in the local economy due mostly to industrial growth and population-related sectors.

“That’s helped create local job opportunities for those living or commuting within Oxford,” he added.

Cook explained that communities near Highways403and401 tendto attract young families which helps balance out Oxford’s aging population while also creating diverse housing needs.

“Ongoing regional employment opportunities especially in manufacturing; goods movement; agriculture; plus other service-producingandknowledge-based sectors are key driversof future job growth within both the countyandits municipalities,”the report mentioned.

Tillsonburg’s employment growth rate stands at an impressive rate of one point nine percent-higher than what’s seen across Ontario. A significant portion-about forty percent-of this growth can be linked backto populational factors like retail educationand health services alongwithtwenty percentcomingfrommanufacturingaswellas work-from-home jobs. Cumulatively, Tillsonburgisprojectedtoaddnearlyeight thousand new positionswithin thenext four decades.

This meansadditional thirty-to-sixty-eighthectaresofemploymentlandwillbeneededtomeetfuture demandoverthenextthirtyyears.

“It really hits home when you see how much land we’re going toneedoverthenext twenty years,” said Councillor Chris Parker.

Cook noted that currently, the town hasan eleven-year supplyoflow-densitylandsin greendevelopmentreadyforfutureexpansionthatcan help meetanticipatedgrowthneeds.
