Toronto leads the way in Ontario with the highest number of “power of sale” properties available, while Brampton comes in second, featuring almost double the default mortgage sales compared to Mississauga.

This information is sourced from real estate website www. powerofsalelisting. com, which reports around 152 power of sale listings in Toronto, 64 in Brampton, and 33 in Mississauga.

A “power of sale” occurs when a homeowner defaults on their mortgage, prompting the lender to sell the property to recover any unpaid debts. Unlike foreclosures that need court approval, these transactions are directly managed by the lender.

Power of sale transactions have resulted in significant losses for some homes across Mississauga, Brampton, and the Greater Toronto Area. For instance, one property in Brampton was bought for $1,380,000 in October 2021 but was re-sold in January for just $965,000 – a staggering loss of $415,000.

In Halton Hills, a home on an acre sold for $2,600,000 in April 2022 but went through a power of sale at only $1,865,000 just a month later-a loss totaling $735,000.

Across Ontario as a whole, power of sale listings account for 0.58 percent of all homes on the market with an average price tag of $1,266,183 according to the website. The price range is incredibly broad too-ranging from $1 to $24.9 million.

Cities with the most power of sale listings in Ontario:

Toronto – 152. Brampton – 64. Mississauga – 33. Markham – 31. London East – 28. New Tecumseth – 26. Hamilton – 26. Richmond Hill – 25. Vaughan – 24. Oakville – 20. Oshawa – 18. Fort Erie – 15. Innisfil – 14. Whitby – 13. Pickering – 13. London South -12. Clarington -12. Caledon -11. Newmarket -11. Burlington -11.

Regionally speaking, Toronto still tops the list with a total of 170 power of sale listings. Following behind is York Region with 111 and Peel Region at third place with108.

Tenants might find themselves facing eviction due to these sales. Douglas Kwan-a lawyer and director at the Advocacy Centre for Tenants Ontario-has noted an increase lately in tenant inquiries regarding power of sale situations.

This uptick is partially attributed to falling market rents coupled with many homeowners facing mortgage renewals at higher interest rates; thus rental property owners can easily fall behind financially.

Equifax data reveals that delinquent mortgages are rising this year across Ontario while Brampton holds the highest rate nationally-over twice as much as Canada’s average. The figures indicate that mortgage delinquencies surged by52 percent during Q1of2026 alone-with missed payments climbing up from0.24 percentto0.36 percent year-over-year.

Specifically for Brampton though delinquent payments reached0.64 percentin Q12026upfrom0.6percentat2025year-endaccordingto reports.

Factors contributing to Brampton’s high rate may include numerous homeowners renewing properties bought during pandemic times at much steeper rates alongside declining home values and prices rising unemployment levels-and those who pushed their budgets during peak markets too.
