The Canadian branch of U. S. industrial developer Panattoni has clinched the top spot for commercial real estate sales in the second quarter, a deal that has been honored as the leading transaction in Co Star’s Power Broker quarterly awards.
Panattoni, which is based in Irvine, California, has been active in Canada since 2005, developing millions of square feet dedicated to industrial, logistics, and manufacturing uses.
In April, Panattoni Canada sold three large logistics properties located in the Greater Toronto Area to Pure Industrial for $286 million. The three buildings, totaling over 1 million square feet, include 2260 East Matheson Blvd. in Mississauga and 4680-4670 Garrard Road in Whitby.
This significant sale could pave the way for Panattoni to redevelop land that has housed the Twin Willows Golf Club for decades in northwest Edmonton. The developer intends to construct up to 2 million square feet of industrial space on this 100-acre property after acquiring it this year.
Pure Industrial’s purchase comes at a time when Toronto’s industrial vacancy rate has decreased from a recent high of 4.5% down to 3.9%. This change follows a slowdown in warehouse construction after years of rapid development and a renewed demand for logistics across the region, according to Co Star analytics.
