Mississauga Secures $28 Million in Federal Support for Housing

The latest round of funding from the Housing Accelerator Fund will assist the City in building more homes and making them affordable.

Mississauga has been awarded $28.2 million from the federal Housing Accelerator Fund (HAF) to accelerate home construction in the city. This is the third payment received under HAF, bringing the total federal housing funding to over $84 million so far.

The HAF aims to facilitate the creation of new homes, including vital housing infrastructure. The City plans to use this third installment of HAF for:

Supporting grants available through the City’s multi-residential stream of the Affordable Rental Housing Community Improvement Plan. This program provides incentives for both private and non-profit developers and is intended to kick-start rental housing projects with affordable units that are ready to build as quickly as possible. Covering gaps caused by cuts to development charges and fees. The City’s incentives program for development charges – recently expanded to offer larger incentives for purpose-built rental apartments – is helping initiate construction efforts that make housing more affordable.

Encouraging housing development

Since receiving its first HAF payment, Mississauga has made great progress in transforming its housing scene. In January 2025, after unveiling the Mayor’s Housing Task Force report, Mississauga became one of Ontario’s pioneering municipalities to reduce or eliminate development charges for residential properties. Other key initiatives include:

Tax breaks for new multi-residential developments: Following a motion from Mayor Parrish, Peel Region approved a resolution establishing a new municipal Multi-Residential Property Tax subclass aimed at fostering much-needed rental housing development. This subclass offers a 35 percent property tax reduction for qualifying properties. Incentives for additional residential units and fourplexes: The City’s gentle density incentive program gives grants that can cover city fees and applicable development charges. Additionally, pre-approved garden suite design plans are available free of charge for residents, along with a partnership with the federal government on its Housing Design Catalogue. Simplifying housing construction in neighborhoods: Updates approved by Council allow fourplexes as well as semi-detached homes and houses on smaller lots within residential areas. Streamlining planning approvals near transit: Mississauga is advancing pre-zoning lands within its Protected Major Transit Station Areas. It stands out as one of Ontario’s first municipalities to undertake such extensive pre-zoning efforts. When fully implemented, this will expedite new housing construction while aligning with the City’s vision for future developments.
