The new homes are on the site of a former community building

Five new council houses have been built in Lincoln, very close to where the city’s first social housing was established 100 years ago.

These essential two-bedroom, four-person family homes will be available for rent at affordable prices. They’ve been constructed on the former site of Markham House, an empty community building located in Swift Gardens, St Giles.

This project continues Lincoln’s proud history of council house development that started with around 200 properties along Wragby Road back in 1920.

The new homes feature enhanced insulation that helps lower energy costs and comply with the Lifetime Home Standard. This means they have wider doorways and turning spaces for wheelchair access if needed.

They can also be easily modified in the future if features like a ground-floor shower or a hoist become necessary.

Councillor Donald Nannestad, who is responsible for quality housing at City of Lincoln Council said: “It is great to see the site of the former community building put to use, providing much-needed homes for couples and families in the city.

“Developments such as this one at Markham House enable us to build more thriving communities in Lincoln, consisting of homes that meet the varied needs of our residents in popular residential areas.

“This site highlights our commitment as a council to providing quality housing within the city.”

It’s an historic occasion

The project was finished by Lindum Building and Maintenance Services (BMS).< p aria-label= " New council homes have been built in Swift Gardens , Lincoln ( Image : City of Lincoln Council )

Lindum contracts manager Shaun Cass said: “The project was completed using both Lindum employees and local subcontractors. It ran smoothly, despite a short interruption caused by pandemic.

” F IRSTLY WE DEMOLISHED THE OLD COMMUNITY CENTRE WHICH WAS CARRIED OUT BY LINCOLN BASED UDCS. WE THEN BUILT THE NEW HOMES ON ALMOST THE EXACT SAME FOOTPRINT.

THE HOUSES WILL BE A WELCOME ADDITION TO LINCOLN AND WILL BE LOVELY HOMES FOR THEIR NEW OCCUPIERS.”

The work was awarded to Lindum via Scape Regional Construction framework.

” AS PART OF THE CONTRACT , THE COMPANY HAD TO PROVIDE ADDITIONAL ‘SOCIAL VALUE’ BY USING LOCAL SUPPLIERS , APPRENTICES AND LOCAL SUBCONTRACTORS , WHICH SHOULD EQUATE TO AT LEAST 20 PER CENT OF THE PROJECT VALUE.

IN TOTAL , THE ‘SOCIAL VALUE’ GENERATED WAS £685000 – WHICH IS ACTUALLY MORE THAN 65 PER CENT OF THE CONTRACT VALUE.

” SHAUN ADDED :“WE COMMISSIONED EAST MIDLANDS WOOD RECYCLING, A SOCIAL ENTERPRISE, TO MAKE WOODEN BIKE SHEDS FOR EACH PROPERTY.”

”WE ALSO PAID THEM TO MAKE A WOODEN PICNIC BENCH THAT WE WILL BE DONATING TO THE LOCAL SCHOOL, WHICH ALLOWED US TO USE ITS CAR PARK DURING WORKS.”

”’’’AS PART OF THE CONTRACT, W E OFFERED THE CLIENT FIVE DAYS OF VOLUNTEERING TIME AND THAT IS BEING USED TO DECORATE TH E OFFICES OF TH E LINCOLN BRANCH OF SAMARITANS.”

I T ’ S AN HISTORIC OCCASION
