New Housing Development Planned Near Oakville GO Station

The Ontario government has announced four minister’s zoning orders aimed at facilitating the growth of a transit-oriented community (TOC) close to the Oakville GO Station.

These orders are expected to help create a mixed-use neighborhood featuring up to 6,800 new homes. The construction is projected to generate nearly 4,000 jobs.

“As a key partner in delivering the Oakville TOC, we have been working closely with the Town of Oakville and value their feedback as we work on making refinements to the TOC design, including opportunities for adjustments to the building heights to better reflect local input,” said Todd Mc Carthy, Acting Minister of Infrastructure.

The province mentions that the Oakville TOC will align with the town’s long-term vision for development and supports the municipality’s goal of providing 33,000 new homes by 2031.

Beyond adding housing units, the Oakville TOC will also feature parks and public spaces, bike paths, a daycare center, and improved access and walkability to the GO station, fostering a more connected community.

After Union Station, Oakville station ranks as the second busiest station along the Lakeshore West Line.

The province is collaborating with local officials and affected partners on further modifications to ensure building heights reach up to 38 stories while keeping intact the overall number of homes and community benefits.

The province is joining forces with Distrikt Developments to construct the Oakville TOC. They believe this partnership will help offset expenses related to expanding transit infrastructure.

Since 2024, Ontario has put over $44 million into housing-enabling projects and community infrastructure in Oakville. This funding comes from initiatives like the Building Faster Fund and Municipal Housing Infrastructure Program aimed at speeding up housing availability while supporting complete communities. This includes financial support for enhancing water production at the Oakville Water Treatment Plant, allowing for an additional 25,000 new homes.

The province intends to establish TOCs throughout subway and GO/LRT networks across Greater Golden Horseshoe that could potentially provide up to 292,000 new homes along with supporting over 84,000 new jobs near transit stations.
