The Tillsonburg council has given the green light for a zoning change that paves the way for 16 stacked townhouse units to be constructed on Walnut and Chestnut drives.
This 1.5-storey project was discussed during the council’s meeting on May 11, but they decided to delay the application while waiting for a report and presentation from Oxford County’s planning and public works department about water capacity.
“Planning staff have confirmed with Oxford County public works staff that the servicing capacity allocation for the proposed development has been accounted for, and if approved, servicing allocation capacity would be conditionally committed for this development at time of site plan approval,” Amy Hartley, a development planner in community planning, stated in a report prepared for the Aug. 10 meeting.
Hartley also noted that the application aligns with the town’s official plan concerning “residential intensification, infill within established neighbourhoods, increased supply and diversity of dwelling types, locational criteria respecting the designation of new medium-density residential areas and sufficient water allocation is available for the proposed development.”
The properties located at 1 Walnut Dr. and 1 and 3 Chestnut Dr. were reclassified from “Low Density Residential” to “Medium Density Residential” to accommodate this project.
Coun. Chris Parker was the only member to express concerns about the development.
“I’ve been by the area numerous times. I don’t think it fits there,” he said. “We can fit it on the property, but that doesn’t mean it actually fits in the area.”
