A new high-rise development aiming to accommodate nearly 1,500 residents across four towers in Pickering will be discussed at a public open house on Monday evening.

Created by BDP Quadrangle, the Biglieri Group project located at 1095 Kingston Road needs a zoning amendment to allow for 1,492 units in a plan featuring two buildings and four residential towers, each standing 35 storeys tall.

This site sits at the southwest corner of Kingston Road and Dixie Road, right on the future Durham-Scarborough rapid transit line. It’s also just down the road from another significant development at 705 Kingston Road, which plans to include five towers and house 1,748 new residents.

<p There are nearly half a dozen projects currently being constructed or planned along this corridor, with many showcasing residential towers exceeding 50 storeys.

Six delegations are scheduled to speak during the meeting, including two local residents who have raised concerns about traffic congestion, parking issues, infrastructure capacity, and the height of the buildings.

The developer is seeking a zoning by-law amendment to enable redevelopment of 1095 Kingston Road Ltd., which is currently occupied by several businesses such as Part Source, Tasco Appliances, Tile House, End Of The Roll Flooring Centre, and pickleball courts among others.

Access to the property is planned through one driveway on Kingston Road near the northwest corner and two driveways on Dixie Road.

A publicly accessible space of around 1,000 square metres is proposed for the back area of the property. Initial designs suggest it will feature a children’s playground, water element, dog run area, seating spots, and landscaping enhancements.

A gateway plaza measuring approximately 367 square metres is also suggested for the northeast corner of the property next to where Kingston Road meets Dixie Road. The preliminary design includes features like public art installations, seating areas for visitors, and landscaping improvements.

No affordable housing units are included in this development proposal; however, almost two-thirds of these units are expected to be one-bedroom apartments.
