Major Development Begins at Pickering City Centre

Major Development Begins at Pickering City Centre

Centre Court has officially kicked off construction on the first two residential towers at Pickering City Centre, marking the beginning of a long-term, mixed-use master-planned community located about 40 kilometres east of downtown Toronto.

The initial two condominium towers, reaching heights of 45 and 40 storeys on separate podiums, will feature a total of 974 units. These units will include a variety of one-bedroom, one-bedroom-plus-den, two-bedroom and two-bedroom-plus-den options.

“There are still units left that are available, and we have a sales centre set up in the mall to sell them, but we’re sold past the point of where it feels comfortable to start,” Centre Court partner and senior vice-president of development Mitch Gascoyne told RENX.

“The reality is that the market is not what it was previously, but this project launched almost two years ago so it’s been a couple of years of selling and the value proposition here is a good one.”

Amenities, services and location

The buildings will also provide around 20,000 square feet dedicated to fitness and wellness facilities, along with a rooftop swimming pool and ground-level retail spaces.

Each tower will house a Cleveland Clinic virtual medical clinic that allows residents to consult with healthcare professionals for diagnoses, referrals or prescriptions without having to leave their home.

Figure3 is responsible for interior design while STUDIOtla handles landscaping for the first development phase.

Site servicing work is already in progress too; this includes new road construction and essential utilities setup that will support upcoming phases of the community.

Centre Court has transferred land to the City of Pickering for creating City Centre Park-a public space located on the west side of Glenanna Road across from Pickering City Hall.

Pickering City Centre will be directly connected with Pickering City Hall as well as the Pickering GO Transit station alongside existing retail and office buildings.

Salthill, Cowie partners at Pickering Town Centre

The groundbreaking was made possible thanks to support from both the City of Pickering and Region of Durham through their development charge deferral policy. This allows Centre Court to pay development charges upon first occupancy instead of when building permits are issued-helping reduce initial costs.

“The City of Pickering and Region of Durham are kind of ahead of the curve,” Gascoyne said. “It’s something that the province has since put out in their Bill 17 legislation. It’s not enforced yet, but the province is going to be doing it across the board whenever those regs come out.”

Salthill Capital and Cowie Capital Partners Inc. are also investing in Pickering City Centre. They’ll manage maintenance and upgrades for The Shops at Pickering City Centre mall which spans approximately 700,000 square feet along with an office building covering about 130,000 square feet.

“Our plan has always been to keep the mall and put time and attention into improving it,” Gascoyne explained. “The mall will continue to operate throughout construction; our intention is for it to remain part of our long-term strategy.”

The Shops at Pickering City Centre once housed a Hudson’s Bay Company store before its closure due to bankruptcy earlier this year. Gascoyne mentioned they’re considering options for repurposing that now-vacant space.

Future development at Pickering City Centre

The information on the Pickering City Centre website indicates that this first development phase will also feature a third tower rising 50 storeys with 550 units along with another standing 55 storeys offering 600 units. The taller structure will become city’s highest building.

“We always knew that it was going to take time to build out based on market conditions,” Gascoyne said. “We’re going to own this long enough that I’m sure there’ll be more opportunities as market dynamics shift.”

“Sales impact timing on when you can start construction. If current conditions persist it’ll take longer; if things change positively then we’ll adapt accordingly.”

Centre Court might consider developing purpose-built rental apartments for those third and fourth towers according to Gascoyne’s comments; however no final decision has been reached yet.

<p. Once completed, Pickering City Centre aims to create a vibrant mixed-use community spanning over 55 acres featuring around 6,000 new homes across more than ten towers.

Architecture firm Diamond Schmitt’s master plan envisions wide streets connected by green spaces along with urban plazas integrating all elements cohesively.

Other Centre Court projects

Centre Court continues advancing multiple significant developments currently at various stages in planning or execution.

One example includes Kipling Station Condos-a towering structure reaching up fifty stories containing five hundred fifty-two residences located at five thousand two hundred fifty-one Dundas Street West right within Toronto-offered direct access leading straight into Kipling public transit hub ; construction commenced aiming completion early twenty twenty-seven.

In August , an announcement was made regarding collaboration between centre court & Dream Unlimited Corp -co-developing forty-nine & forty-five story shared podium purpose built rental apartment complex comprising twelve hundred twenty-six available apartments positioned conveniently near forty-nine Ontario St. within Toronto. Expected groundwork initiation occurs prior year’s end.

“That’s quite an array projects slated commence relative current marketplace trends,” remarked gashyone. “Staying actively engaged navigating landscape keeps us energized while looking forward what’s next!”
