The city council has given the green light to zoning changes that will facilitate the construction of nearly 500 new homes in Woodpark and Kanata North. This includes a 24-storey apartment building located near a transit station and the next stage of a suburban neighborhood. The changes were approved during a council meeting on June 10, following advice from the planning and housing committee.
In Woodpark, the zoning change allows for a 24-storey residential structure to be built northwest of Carling Avenue and Edgeworth Avenue. This project is expected to add 262 units and is situated less than 200 meters from Lincoln Fields Station. It will also feature a new pedestrian pathway that connects the site to the National Capital Commission pathway network and the nearby transit station.
In Kanata North, plans are underway for an expansion of the Arcadia subdivision at 8370 Campeau Dr., close to Terry Fox Drive.
This development spans 8.26 hectares and is being led by Minto Communities, consisting of 232 homes while receiving some relief from minimum setback and lot area standards. The application was first submitted back in December 2021. Additionally, there will be a stormwater management pond included, with higher-density housing planned nearest to Campeau Drive.
Between 2023 and 2025, council has approved over 69,600 new housing units, which accounts for about 46 percent of Ottawa’s provincial goal of building 151,000 homes by the year 2031.
The council also made adjustments regarding how federal housing funding can be utilized, allowing greater flexibility for approximately $44 million from the Housing Accelerator Fund expected in 2027 for partnerships.
According to city reports, investments from the Housing Accelerator Fund are helping create around 1,500 affordable housing units, with more than 800 completed since early 2024.
