Alinea Land Corporation has put forward an impressive proposal for a mixed-use development that includes 36 buildings on a vacant 121-acre site it has owned for the past twenty years at 1200 King Rd. in Burlington, Ont.

This extensive project aims to create: around 8,800 residential units; 600,000 square feet allocated for institutional and educational purposes; 175,000 square feet of commercial space; 141,000 square feet of office facilities; 126,000 square feet of retail area; a community center with an arena and ice pad; a hotel; and about 9,100 parking spots both underground and on the surface.

“The proposal contemplates a broad mix of housing, retail and commercial uses, public spaces, active transportation infrastructure, recreation and entertainment uses, and institutional and educational components,” Alinea president and chief executive officer Paul Paletta wrote in an email interview with RENX.

“The intent is to create a destination that is economically significant, highly livable and strongly connected to the surrounding community.”

Burlington is rapidly expanding within the Greater Toronto-Hamilton Area and sits along Lake Ontario between these two larger cities.

Project to be developed in phases

The plan involves constructing up to 53-storey buildings across 26 development blocks with Giannone Petricone Associates as the lead architect. The construction will proceed in phases over several years.

“This is the kind of development that will be financed in phases and through multiple sources of capital rather than through a single funding event,” Paletta wrote.

“We would expect the capital stack to include a combination of landowner equity, private development capital, conventional financing, development and operating partners, and where appropriate government participation in components that deliver a clear public benefit.”

Even with all this new construction planned out, roughly one-third of the site will be preserved for natural heritage areas, parks and open spaces.

The King Road location

The property is situated on the west side of King Road between Highway 403 to the north and the Lakeshore West rail corridor to the south. The Aldershot GO Transit station lies just southwest while nearby are also Burlington Transit routes.

“This is a large ambitious site so the concept will continue to evolve,” Paletta noted. “But the central idea is clear: 1200 King Road is being planned as a complete community with regional significance.”

The land has been designated for mixed uses and Alinea has requested both residential and employment zoning for this area. Initial zonings are expected to be completed by this year with earthworks aiming to begin sometime in 2027.

“Opportunities of this scale at this location with such connectivity simply don’t come around very often anywhere in the GTA,” Paletta said.

“Its proximity to Aldershot GO area along with major transport routes makes it an ideal spot for developments meant not only for future residents but also employers institutions visitors as well as others from around the region.”

Alinea’s background

Alinea began as a family-owned business based in Burlington starting from one meat processing plant located in Hamilton before growing into one of Halton’s largest developers focusing on revenue-generating commercial industrial properties alongside residential projects.

Alinea stands as Burlington’s biggest private landowner controlling more than one million square feet worth of occupied commercial retail spaces along with many potential future sites set aside just waiting for growth opportunities ahead.

While much earlier activity focused mainly on acquiring land their current goal revolves around developing those holdings instead.
