Traffic and road safety concerns have resulted in the postponement of a zoning change that would allow for the development of a four-storey, 47-unit apartment building in Tillsonburg.

The proposed zoning change for 31 Earle Street aimed to address housing needs in the area, including some affordable units and potential rent-to-own options.
During the town council meeting on Oct. 15, several residents and councillors expressed worries based on findings from a traffic impact study. They highlighted concerns about possibly needing to widen Cedar St. to handle increased traffic from new residents and issues at the already busy intersection of Simcoe St. and Cedar St.
“We’ve identified through a traffic study that there’s a major issue there, and this is the first that we’re hearing about it at council,” said Councillor Chris Parker.
“I want to make sure we’ve captured the concerns (community members) have stated … I’m just not sure if we shouldn’t have a little more discussion,” said Councillor Bob Parsons, noting that there’s a new transportation master plan review coming up soon.

“I want to know if we have to spend millions more widening the road,” said Mayor Deb Gilvesy.
A report from Amy Hartley, development planner, mentioned that “the proposal will increase the housing supply to help address the full range of housing affordability needs and will assist the town with providing and building homes that respond to changing market needs and local demand, to support a diverse and growing population and workforce in the town and broader region.”
The town originally acquired this land back in 2005.
As part of deferring the zoning change, council also instructed town staff to look into whether Cedar St. needs widening for this project while notifying their consultant working on transportation reviews about concerns at Simcoe and Cedar intersection.......
