According to the Advocacy Centre for Tenants Ontario, a form N12, or “Notice to End your Tenancy Because the Landlord, a Purchaser or a Family Member Requires the Rental Unit” is a form a landlord or their representative can give to their tenant as a notice of eviction in Ontario. Done referred to the landlord’s applications as “no fault evictions” and said that in some cases, they are used to evict a tenant so they can raise the rent.“Many tenants who receive a notice of termination from their landlord do what it tells them to do,” explained Done, whose clinic offers free legal aid to those who are eligible. “They just move out.
