Norfolk County council has officially approved zoning changes for two new condominium projects, one located in Simcoe and the other in Delhi.

The applicant for the condo development in Simcoe – an Ontario numbered company – intends to construct 14 semi-detached units and 54 group townhouse units at 16 Fernwood Dr.

A zoning change for a project on the site, initially named Norfolk Meadows, was authorized back in 2020 by the Local Planning Appeal Tribunal, which is now known as the Ontario Land Tribunal.

After the first developer went bankrupt, a new proposal for the unit types on the 1.7-hectare site was introduced by a different applicant.

The vacant land set for development is situated south of Thompson Road and west of Lee Avenue with its only access from Fernwood Drive. The plan includes 27 on-street parking spaces designated for visitors. Water, sanitary, and stormwater services will be privately owned and managed by the condo corporation.

In Delhi, there’s a plan for an infill development that will feature an 85-unit group townhouse condominium on a 2.75-hectare plot at 155 Dalton Rd.

Currently, there’s a single-detached house and two metal-clad buildings on this property that were previously used by a trucking company.

This land is part of Delhi’s serviced urban area located on the north side of Dalton Road between James Street and Croton Avenue.

“The lands are located in an area of transition with recent draft plan of subdivision approvals on both the east and west sides of the subject lands,” said a report from G. Douglas Vallee Ltd. “Development of this parcel would round out and connect the other development proposals in the area ensuring community connectivity, helping to encourage complete communities.”

Scott Puillandre, a planner with G. Douglas Vallee, mentioned that this development offers “housing options not readily available in Norfolk County.”
