Kitchener city council has given the green light for a 19-storey mixed-use project that will feature a new fire station in downtown along with around 281 rental apartments.
The Kitchener Fire Station 8 Housing Development will house an emergency response facility and dedicated rental units, with construction set to kick off in spring 2027.
This initiative is being carried out in collaboration with Kitchener Housing Inc. and will offer a variety of housing options. The roughly 281 homes will consist of both affordable and market-rate rental units.
The development will also include indoor and outdoor amenities, community gathering spaces, and an urban plaza, all designed with accessibility and active transportation in mind.
The City of Kitchener is investing up to $22.6 million, with additional support coming from federal and provincial governments, the Canada Mortgage and Housing Corp.’s Housing Accelerator Fund, as well as development charge revenues.
“This project represents a major step forward in building a complete community in Kitchener,” Mayor Berry Vrbanovic said. “Tackling the housing crisis and supporting a growing city requires all orders of government and community partners to work together.”
Construction is planned for a transit-friendly downtown location where ongoing residential and retail expansion has increased the need for both housing options and emergency services.
Fire Station 8 aims to enhance emergency response times within the downtown area while completing Kitchener’s intended eight-station fire service model.
“The new Fire Station 8 will play a critical role in supporting quicker emergency response in our downtown core,” Fire Chief Bob Gilmore said. “As our city continues to grow, this centrally located station will help ensure we can meet increasing demand while keeping residents and businesses safe.”
With council approval now secured, the project will proceed into detailed design phases along with permitting and financing for the residential aspect. A building permit is expected by fall 2026, with construction anticipated to start in spring 2027.
Fire Station 8 should be operational by 2028, while the residential section is projected for completion by 2030, depending on securing necessary funding and program support.
