A new Costco warehouse planned for the western GTA has successfully passed a key planning stage.

In a recent meeting, the Town of Caledon’s planning committee approved a staff recommendation to proceed with a development proposal for 12100 Creditview Rd., located at the northwest corner of Mayfield Road and Creditview Road, just north of Brampton’s border. The proposal includes building a Costco alongside additional retail stores.

Although the project will be in Caledon, it’s expected to attract shoppers from throughout the region, especially from Brampton, as well as residents from Caledon, Halton Hills, Milton and nearby areas.

The committee made its decision after municipal staff confirmed that crucial technical concerns regarding the development were resolved.

Planning documents indicate that the developer proved that the site has sufficient water and wastewater service capacity, does not disrupt protected natural heritage features and is not obstructing the future Highway 413 transport corridor.

The plan envisions a 36-acre commercial site featuring a Costco warehouse and gas station as its main elements.

Current designs show that the Costco building will span approximately 167,000 square feet, comparable in size to many existing locations across Ontario.

This development will include much more than just Costco. Plans also outline a Chalo Fresh Co grocery store, several retail buildings, restaurants and an independent fast-food outlet with drive-thru service.

There’s been considerable interest in this project since it would bring a Costco closer to residents in northwest Brampton-one of Ontario’s fastest-growing areas. Many local shoppers currently travel outside their area for shopping needs.

This marks another attempt to establish a Costco at this location.

A previous proposal was turned down by Caledon council in 2022 due to worries about whether local infrastructure could support such large-scale development. Since then, projections for growth in the area have risen significantly, and further planning has addressed servicing and transportation issues.

The current application was submitted on behalf of property owner 12100 Development Limited and has been modified since it was initially filed with the municipality in late 2024.

Costco hasn’t publicly confirmed plans for this site yet. This aligns with their longstanding practice of withholding information about future stores until they’re nearer to opening. Still, planning documents continue to list Costco as the primary tenant for this project.

No timeline for construction has been released yet.

Earlier statements from those involved suggested that site preparation might begin before major construction starts; however, no specific opening date has been mentioned yet.

The planning committee’s decision is expected to be sent to Caledon council for final approval.

If ultimately approved and built, this warehouse would become one of the largest new retail developments in the region.
