The Ontario government is no longer satisfied with the town’s housing plan and will proceed with its own redevelopment strategy at the Oakville GO station.
Today, on April 9, the province revealed that it is advancing plans to create a transit-oriented community (TOC) at the Oakville GO station, which will include multiple towers designed for 6,800 housing units.
The Ontario Minister of Municipal Affairs and Housing intends to use Minister’s Zoning Orders (MZO) to bypass local zoning regulations in order to speed up the project.
The ministry emphasized the urgent need to tackle the housing shortage and stated it is taking steps to commence significant projects that will drive economic growth, generate jobs, and assist communities in expanding. Similar initiatives are underway at other GO stations throughout the Greater Toronto Area (GTA), including Clarkson and Cooksville stations in Mississauga.
“These MZOs will support the establishment of a vibrant, mixed-use community with new public spaces, more housing and enhanced transit access,” the province said in a released statement. “This next step follows extensive engagement with the Town of Oakville since 2024, as well as public consultations with residents through open houses, Local Advisory Committee meetings and the Environmental Registry of Ontario.”
According to provincial officials, this plan aligns with Oakville’s long-term growth vision and supports the municipality’s commitment to deliver 33,000 new homes by 2031.
Besides providing new housing units, the Oakville TOC will also feature parks and public spaces accessible to everyone, bike paths, a daycare facility, along with improved access and walkability to the GO station-creating a more connected community.
Moreover, officials stated they are considering feedback from both town residents and nearby communities by restricting building heights to 38 storeys. The exact number of towers required for accommodating all 6,800 planned housing units has yet to be decided.
The Oakville GO station ranks as the second busiest location on the Lakeshore West Line after Union Station.
