A “transformative” 55-acre development in Pickering is set to include 12,000 residential units across 20 mixed-use condominium towers that could rise up to 55 storeys high. The official groundbreaking took place on Monday.

There was a lot of excitement as Centre Court Developments began construction on the first two residential towers at Pickering City, marking the beginning of a long-term, mixed-use community plan.

“This morning was a historic and momentous occasion as we celebrated the official groundbreaking of Pickering’s newest landmark development,” said city councillor Shaheen Butt. “This transformative project will redefine our downtown, bringing together modern living, business opportunities, and community spaces that reflect our city’s growth and vision for the future.

The initial two condominium towers will stand 45 and 40 storeys tall on separate podiums and will feature a combined total of 974 units.

With the market still slowly recovering, both the City of Pickering and Durham Region facilitated the groundbreaking process by allowing Centre Court to save on some initial costs. They can pay development charges upon first occupancy instead of at the time when the building permit is issued.

The transformation of downtown through the Pickering City Centre project (a collaboration between Centre Court Development, Salthill Capital, and Cowie Capital) is one of Canada’s largest mixed-use developments. It will be connected to the nearby Shops at Pickering City Centre mall.

Pickering City Centre will also incorporate almost 130,000 square feet of office space in its first phase, with this section being rebranded as ‘Offices at Pickering City Centre.’

A portion of the east side of the mall has already been taken down to pave way for this new venture while most of the shopping mall will remain intact as part of the overall project.

The residential area is planned for land east of the current mall. At its southern edge, there will be direct access to Pickering GO Train Station via a pedestrian bridge.

Award-winning architecture firm Diamond Schmitt from Toronto has been selected to lead the design efforts.
