A home in Mississauga, Ontario, has sold for a significant loss.

Property prices have dropped compared to last year. The average sale price fell by 7.1 percent from February 2025 to $1,008,968, according to the Toronto Regional Real Estate Board.

Home sales are also down-3,868 properties were sold in February, which is a decline of 6.3 percent from the same month last year.

Current sellers are accepting lower offers on their homes.

An Oshawa property sold at a loss of $750,000 in February. In Toronto, another home went for a $1.65 million loss last month. A house in London, Ontario, saw a drop of 40 percent.

This recent case involves a three-bedroom residence located at 5358 Flatford Rd. in Mississauga’s East Credit neighborhood.

The house was purchased for $1,665,000 back in May 2022, based on online real estate records.

It was initially listed at the start of 2025 for $1,749,999 but failed to sell. The asking price decreased throughout 2025 and the basement unit was also made available for lease.

By January, the price had fallen to $1,399,000 before finally selling this month for $1,240,000.

“That’s a $425K loss,” said real estate commentator Shazi Goalie on X.

The listing described it as “priced to sell.”

The property sits on a pie-shaped lot and recently received over $150,000 worth of renovations.

Highlights included pot lights throughout the space and an upgraded kitchen along with a fully finished one-bedroom basement apartment that has its own entrance.

Mississauga detached home:

2022 ➡️ $1,665,000
2026 ➡️ $1,240,000
