As we kick off a new year, properties in Ontario are still selling at a loss.

Average prices have dropped across the Greater Toronto Area in 2025. In November, the average selling price in the GTA was $1,039,458, reflecting a decline of 6.4 percent compared to November 2024.

Analysts expect further price drops in 2026.

Throughout 2025, homes bought at peak prices in 2022 ended up selling for less.

An Oakville property bought for $1,800,000 in March 2022 sold at the end of 2025 for $1,352,500, leading to a loss of $447,500. A home located in an upscale Toronto neighborhood also suffered a loss of $1.35 million in November.

In another case from 2026, a Mississauga home faced significant losses.

The house at 308 Mineola Rd. E. was acquired for $1,825,000 back in January 2022, based on online real estate records.

The bungalow was listed for sale at $1,849,000 in January 2025 but failed to attract buyers. The asking price was reduced to $1,678,000 by July and further cut to $1,099,000 by September.

It was relisted for $1,350,000 in October and finally sold for $1,180,000 on January 2nd-resulting in a loss of $645,000.

“In 2022, someone paid more than $1.8 million for this tiny bungalow and put it up for rent. I don’t know what the plan was here,” real estate commentator Shazi Goalie said on X. “Whatever the reason, they completely capitulated to a $645K loss last week not including financing municipal taxes land transfer taxes and realtor commissions.”

The property is described as an appealing three-bedroom bungalow situated in the desirable Mineola area.

It features a separate entrance leading to a finished basement with an additional suite.

The house sits on a spacious lot measuring 50 by 172.5 feet and is surrounded by custom homes valued over millions as per the listing details.
