New affordable housing development taking shape on Wilson Avenue in Kitchener

The Area of Waterloo is redeveloping an outdated 16-unit walk-up in Kitchener into a contemporary house with 48 models for seniors.

Development at 82 Wilson Ave. has progressed this summer time, with plumbing accomplished and exterior partitions now rising for the fourth, fifth, and sixth flooring. The tender was awarded final summer time to Melloul-Blamey Development Inc., a development firm based mostly in Waterloo.

“The new building at 82 Wilson is a prime example of how the Region is addressing the affordable housing crisis,” stated Dana-Jill Stroeder, challenge supervisor. “This building is uniquely designed to connect with the adjacent 84 Wilson building, featuring a shared elevator that will provide access to amenities such as a commercial kitchen, community programming space, an outdoor garden with benches, and a dedicated area for the Region’s community paramedicine program.”

The brand new construction can be being developed as a net-zero carbon constructing, adhering to excessive effectivity requirements and with none pure gasoline connections. This initiative is a part of a broader effort by Waterloo Area Housing to revitalize its inexpensive housing stock and triple capability.

“Adding these new buildings will significantly impact the lives of many individuals waiting for affordable housing. The Wilson Avenue construction is set to welcome seniors into their new homes by summer 2025,” Stroeder added.

Because the housing affordability disaster continues to problem the neighborhood, the area launched the Constructing Higher Futures technique, aiming to spice up the annual development of inexpensive properties from 50 to 500.

By using land already owned by the Area, much like ongoing initiatives on Lauris Ave in Cambridge and Kingscourt Drive in Waterloo, the plan permits for sooner development and expanded Waterloo Area Housing providers. This technique focuses on creating extra inexpensive, accessible, and energy-efficient housing choices.

Earlier this month, the Canada Mortgage and Housing Company introduced $2.4 million to assist fund the 82 Wilson challenge.

“We thank our federal partners for their support in this vital community initiative,” stated Stroeder. “Together, we are tackling the affordable housing crisis head-on.”
