A new high-rise development aimed at housing nearly 1,500 residents across four towers in Pickering will be discussed at a public open house this Monday evening.

Created by BDP Quadrangle, the Biglieri Group project located at 1095 Kingston Road is seeking a zoning amendment for a total of 1,492 units within two buildings and four residential towers, each reaching 35 storeys.

This development is situated at the southwest corner of Kingston Road and Dixie Road, right along the future Durham-Scarborough rapid transit line. It’s also close to another major project at 705 Kingston Road that plans to feature five towers and accommodate 1,748 new residents.

Several projects are either under construction or in planning stages along this corridor, with many featuring residential towers soaring over 50 storeys high.

On the agenda are six delegations, including two from local residents who have raised concerns regarding traffic issues, parking availability, infrastructure support, and the height of the buildings.

The developer aims to secure a zoning by-law amendment for redeveloping the current site at 1095 Kingston Road Ltd., which is presently home to various commercial tenants such as Part Source, Tasco Appliances, Tile House, End Of The Roll Flooring Centre, and some pickleball courts.

Access to the site is planned via one driveway on Kingston Road near its northwest corner and two driveways on Dixie Road.

A proposed privately owned public space of about 1,000 square metres is expected to be located at the back of the property. Preliminary designs suggest it will feature a children’s playground, water features, dog runs, seating areas, and landscaping.

A gateway plaza covering approximately 367 square metres is also proposed for the northeast corner of the property next to where Kingston Road meets Dixie Road. Initial designs for this plaza include public art installations as well as seating areas and greenery.

No affordable housing units are included in this development; however, it’s anticipated that almost two-thirds of these units will be one-bedroom apartments.
