Oakville Council Approves New Mixed-Use Development

The Town of Oakville has approved the construction of four mixed-use towers close to the Bronte GO Station.

The developer, NBIM 2172 Wyecroft LP, has received the go-ahead to begin building.

The project will now feature two towers at 21 stories and two at 24 stories-this is a reduction from what was initially proposed in December 2025.

Originally, the plan included one tower with 32 stories and another with 25 stories, which went over the town’s height limit of 24 stories for that area.

“We listened to the feedback we received at the public meeting in December. We made substantial changes to the application, including a reduction in height to completely conform to the Livable Oakville Plan,” said Ashley Paton of Bousfields Inc., representing the applicant.

“We added more landscaped areas on the ground floor, redesigned that space, included a grocery store, and increased the number of family-sized units.”

Leigh Musson, senior manager of planning and development for Oakville, stated that the approved zoning bylaw necessitates a minimum height difference of three stories between towers to create a varied skyline. These updated designs will be incorporated into future site planning phases.

The development will consist of 1,191 residential units:

619 (52 percent) will be one-bedroom units.
445 (37.4 percent) will be two-bedroom units.
127 (10.7 percent) will be three-bedroom units.

“The zoning bylaw amendment mandates that at least 45 percent of the units must be two-and three-bedroom apartments to align with town housing policies that support various building types and sizes for different households,” Musson explained.

Plans also include 2,550 square meters dedicated to retail/commercial spaces, a daycare facility spanning 1,355 square meters, along with 1,742 parking spots-1,407 for residents and 335 visitor/retail spaces-of which there will be 42 accessible parking spaces and space for 1,199 bicycles.

The goal of these applications is to bring about the vision for the Bronte GO Major Transit Station Area as outlined in its policies that detail both functional and implementation strategies.

The goals highlighted by Musson are:

The Bronte GO major transit station area aims to become a transit-friendly complete community.
It’s intended to evolve into an urban environment focused on pedestrians while serving as both a starting point and destination for workers and residents.
It’s designated as a key area for employment growth while allowing compatible mixed-use developments like residential spaces through mid-rise buildings.
The immediate station vicinity should act as this community’s hub with higher densities, taller buildings, and diverse uses centered around Speers Road.

Council members welcomed this scaled-back proposal; especially Ward 1 Coun. Sean O’Meara remarked during discussions with consultants: “I think that’s something we don’t see too often. We went through a very long process on the Bronte MTSA and had to go through several iterations so it’s great you listened to residents’ concerns and returned with what was needed.”

Next up, Oakville’s planning department is looking into transportation issues while plans regarding surrounding roads have yet to receive approval.

Turner Fleisher is handling architecture for this project; however details about costs or timelines haven’t been disclosed by the developer yet.
